The Ready-to-Launch Strategy
This is the approach I love for clients who want to find their next home before their current one sells. We do the work of listing your home first, so the moment you find the right house, your listing is one click from live and your offer carries real weight.
Your listing, fully ready before you shop
How it works
- Build your launch kit. We prep the home, complete the photos, video, marketing and MLS listing, and set your list price. Everything is ready; nothing is public yet.
- Shop with confidence. You tour homes knowing exactly what your current home is ready to list for, and what you have to work with.
- Make an offer that shows you’re serious. When you find the one, I present your offer as the listing agent for your current home, along with your ready-to-go listing: the marketing, the comps and the list price. The seller can see you’re not hoping to sell someday. You’re ready now.
- Launch right away. Your purchase is contingent on your home going under contract, and we’re already most of the way there. One click, and your listing goes live with the marketing already in place.
- Stagger the dates and protect your sale. We coordinate the closing on your new home with the sale of your current one, and negotiate terms on your sale that fit your move, such as a rent-back, so you’re not left without a place to land.
A contingent offer is still a contingent offer. Each seller decides what they’ll accept, and terms, timing and financing depend on your situation and your lender. This strategy is designed to make your offer as credible and your launch as fast as possible, not to guarantee an outcome.
